* Applicant Requirements

• Co-signer required for all applicants
• Minimum credit score: 600
• No prior evictions
• No criminal record

* Required Documents - Upload in PDF or JPG format:

• Government-issued photo ID
• Social Security Number (SSN)
• Recent pay stubs
• Bank statements

 Application & Screening : $75 (non-refundable)

 Income Requirements

• Verifiable income of at least 2.25× monthly rent
• Employment and landlord references may be required

 After Approval : $1,000 holding Fee required to reserve the property

Move-In Costs

• First month’s rent
• Security deposit

• Payments must be made in Cashier Check or Money order payable to Property owner
• Lease must be signed before move-in
• Utilities must be transferred into tenant’s name

If the applicant has a valid Section 8 voucher, they do not need to complete screening or pay an application fee.

To apply, the applicant must complete the attached application and submit the following documents:

• Copy of Driver’s License
• Copy of Social Security card
• Copy of the first page of the voucher
• Case worker’s name
• Case worker’s phone number and/or email address

Holding Fee Requirement

Once the application and voucher documents are submitted, the applicant must pay a $1,000 holding fee to secure the property.

This holding fee will be credited toward the applicant’s total move-in costs on the day the home is delivered / move-in takes place.
